We are close to finishing up renovations on our current flip project! The weather has caused some delays and we are a couple weeks behind. Work should be completed in approximately two weeks and then it is time for staging and pictures! Below are before pictures and current pictures of the home. This little home is located in West Sacramento near Raley Field, Old Sacramento, Downtown Sacramento, and the Golden One Arena. It is in need of some major TLC, but has a ton of potential. It has 2 bedrooms, 1 bathroom, is 810 sq ft, and has a large private yard. This will be our most extensive flip project so far. We expected renovations to take 8-10 weeks. We will be closer to 12 weeks. We will be replacing the kitchen, bathroom, windows, doors, the water heater, every fixture, new flooring throughout, and making over the front and rear landscaping. The big ticket items will be a new roof, new plumbing, new drain lines, and the new electrical panel. The backyard is currently a jungle, but has a lot of potential! We really look forward to completing this wonderful home so a new family can move in before summer.
One of our contractors found this home for us through one of his clients. We purchased this home as a Probate Sale which took approximately 60 days from beginning to end. The Probate Sale was already approved which saved a lot of time. We just had to wait for the Probate Attorney and family to review the contract which took up the majority of the Escrow period. If Probate had not been approved Escrow could have taken 3-12 months waiting for Probate approval.

This little West Sacramento home was built in 1950 and needs some love. We are looking forward to updating this home! The interior was updated 10-20 years ago, but is in poor condition. All the plumbing except the sewer line is original and is being replaced. The only thing that is in good condition is the the HVAC. Everything else has to be repaired or replaced. The windows in the bedrooms are newer dual pane windows, but so small that they let in very little light. The garage was converted to a bedroom. We will be converting it back to a garage. An unpermitted addition was added to the back of the home. We have to remove this addition since it is not up to code.

About Us:
Having been in real estate for nearly seven years and having built a very successful Real Estate Sales Business I have always had an interest in investing in real estate. During that time I have watched my peers and clients successfully flip homes and make good money doing it. My wife Kristina and I planned and prepared for nearly two years in order to start flipping homes to fund our retirement. Most of that time was spent saving funds for the capital necessary to purchase and renovate homes. Being self employed it is important to plan according for retirement. Our particular retirement plan is to flip homes and use the proceeds to purchase homes and multifamily properties to hold for rental income which will eventually be our retirement income. Every penny we make from flipping and the eventual rental income we receive will be reinvested back into purchasing more properties to hold. We plan to build a real estate portfolio which will leave a lasting legacy for our family. We flipped our first property in 2014 and we plan to purchase our first rental property in 2017.
