This home is located in the Citrus Heights, California and is close to downtown Sacramento and Roseville. It is in need of quite a bit of work. It has 4 bedrooms, 2 bathroom, is 1,277 sq ft, and has a large quarter acre lot. We expect renovations to take 8-10 weeks and expect the renovation cost to be $86K. We will be replacing the kitchen, bathrooms, some windows, doors, every fixture, new flooring throughout, installing a new roof, installing a new sewer line, and installing a new electrical panel. Our contractors at Thompson & Wolff Inc referred us to the seller. It was a rental property and in need of more work than the seller could handle. We purchased it as-is without any repairs.

This Citrus Heights home was built in 1961 and needs some major love. We are looking forward to updating this home! The interior was updated 20+ years ago and was trashed by the tenants, the roof needs to be replaced, the electrical panel needs to be replaced, the sewer line needs to be replaced, several windows, and most of the doors need to be replaced. We will also completely remodel the interior of the home.

Having been in real estate for over seven years and having built a very successful Real Estate Sales Business I have always had an interest in investing in real estate. During that time I have watched my peers and clients successfully flip homes and make good money doing it. My wife Kristina and I planned and prepared for nearly two years in order to start flipping homes to fund our retirement. Most of that time was spent saving funds for the capital necessary to purchase and renovate homes. Being self employed it is important to plan according for retirement. Our particular retirement plan is to flip homes and use the proceeds to purchase homes and multifamily properties to hold for rental income which will eventually be our retirement income. Every penny we make from flipping and the eventual rental income we receive will be reinvested back into purchasing more properties to hold. We plan to build a real estate portfolio which will leave a lasting legacy for our family. We flipped our first property in 2014 and we plan to purchase our first rental property in 2018.
